How to Check and Maintain Your Commercial Roof

Nov 7

Flat/low-slope roof cover

Long-term standing water on any flat roofs with a low slope can lead to severe weathering, causing your roof's surface to become brittle. Growth of plants and mold are indicators of standing water. You should inspect the roof's lower ceiling and underside to check for water damage. This means that your roof's roof covering might be damaged. Other things to look out for include:

Commercial roofing in South Dakota inspects the ballasted roof for uneven distribution of rock. Reposition any rocks to cover any membranes that are damaged or have bare spots.

  • Examine the roof membrane to ensure it isn’t damaged.

Roofs made of modified or built-up bitumen must be inspected for bubbles/blisters, fractures, excessive wear around connections, punctures, tears and extreme weathering that results in the loss of gravel or smooth protective coatings for the surface.

  • Single-ply: Search for tears, worn seams and seams, gaps, seam failure, fasteners backing out, punctures, and brittleness and fix these. Examine for loose membranes and blisters in adherent or glued-down systems.
  • Excessive weathering, splits, or punctures on sprayed polyurethane foam could lead to the loss of the coating.
  • Metal panels must be checked for worn rubber washers as well as loose screws. They can cause the metal to get rusty as time passes. Check for signs of rust and discoloured or worn-off paint, which serves as an anti-rust coating. Look for dents and divots also.

Roof protection for roofs with steep slopes

Check that the roof isn't bowing and is retaining its shape. Be sure to take into account the following things:

  • Inspect asphalt shingles for curling or loose or damaged shingles.
  • Examine for missing, cracked or broken tiles in concrete or clay tiles.
  • Inspect the metal panel for worn washers and loose screws which can deteriorate over time. You must also look for signs of rusting and wear-off or discoloured paint. This serves as an anti-rust coating. Also, keep an eye out for the appearance of divots and dents.

Roof drainage solutions

Remove all loose materials from your roof , such as sticks, leaves and construction waste. Also, take out dirt and other granules that could end up in gutters or roof drains.

Examine for any obstructions in the gutters, which could be the cause of the long-term standing water. If there aren't any blockages but there is still standing water, you need to make sure the gutter slopes appropriately towards the downspout.

Look over the perimeter flashing to find any signs of damage. In the event of high winds the presence of loose or poorly-fitting flashing significantly increases the chance of roof coverings failing and water penetration.

Equipment on the roof

  • Examine metal panels, screws and flashings of metal on curbs for corrosion.
  • Verify the connection of the equipment to the curb. If you spot evidence of curb leaks, inspect the equipment's connection to the curb. The curb should be inspected for signs of rot and then replace it if you suspect there is a water leak.
  • Take the straps and wires to ensure they're securely fastened; there should be no gaps. For more information, consult the manufacturer's guidelines.
  • Examine for flashing in the area of the curbs for equipment that is mounted on the roof. This can lead to water penetration or structural damage.
  • Eliminate all debris from the area around and beneath the equipment on the roof. Debris could cause water to be able to pond.
  • Make sure that fasteners are securely fastened to the panels of all service to ensure that they are not removed.
